Rental Housing Agreement

(Contract Formation )

Article 1.
The lessor (hereafter called the “Landlord”) and the renter (hereafter called the “Tenant”) have formed the rental housing agreement (hereafter called the “Contract”) regarding the object of lease (hereafter called the “Property”) specified in (1) above.

(Contract Period )

Article 2.
1 The period of the contract is specified in (2) above.
2 The Contract expires at the end of the contract period as specified above and shall not be renewed.

(Purpose of Use )

Article 3.
1 The Tenant must use the Property only as a residence

(Rent )


Article 4.
1 The Tenant must pay rent to the Landlord in accordance with (3) above.

(Exclusion of Anti-Social Forces )


Article 5.
1 “Anti-Social Forces” means:

(1) an organized crime group, a member of an organized crime group, a related company or association of an organized crime group, and any
other equivalent person of above; or

(2) a person who themselves or through the use of third parties conducts a demand with violence, an unreasonable demand beyond its legal
entitlement, use of intimidating words or actions, damages the credit or obstructs the business of the other party by spreading false rumours or by
the use of fraudulent, or any other equivalent actions of above.

2 Each party represents and warrants that is not a person who has fallen and shall not fall under any of the followings:

(1) the Anti-Social Forces;

(2) a person having such relationship with the Anti-Social Forces that shows the Anti-Social Forces’ substantial involvement in the person’s management;

(3)a person having such relationship with the Anti-Social Forces that shows reliance on the Anti-Social Forces;

(4) a person who cooperate and is involved with the maintenance or operation of any Anti-social Forces by providing funding to any AntiSocial Forces or any similar act; or

(5) a person who is engaged in socially condemnable relationship with theAnti-Social Forces.

3 Each party shall be entitled to terminate this Agreement and request for the damages without any notice and any obligations of the party owed to the other
party shall become due and payable and the other party shall immediately repay such obligations, if the other party breached the representations and warranties
in the preceding clause.

(Acts Prohibited or Limited)

Article6.

1 The Tenant shall not transfer the right of lease, nor sublease the Property in whole or a part without the Landlord’s written consent.

2 The Tenant shall not enlarge, remodel or move the Property, or install artifacts in the Property without the Landlord’s written consent.

3 When using the Property, the Tenant shall not do anything listed below.

I. Manufacture or storage of guns, swords, explosives and flammable or dangerous items.

II. Bringing in or installation of large safes and other heavy items.

III. Pouring of corrosive liquid into the drains.

IV. Playing television, stereo, piano, etc., at high volume.

V. Keeping of animals that could clearly be a nuisance to neighbors, such as fierce animals and poisonous snakes

VI. Providing this property as an office or other activity base for anti-social forces.

VII. Making residents or passers-by in the vicinity feel uneasy by using remarkably crude or violent behavior, or showing high spirits, in or
around the property. Allowing anti-social forces to live in the property or allowing anti-social forces to enter and leave the property repeatedly.

VIII. Placing items in the common areas, such as stairs and corridors.

IX. Putting signboards, posters, and other advertisements in the common
areas, such as stairs and corridors.

X. Keeping dogs, cats, and other animals which cause a nuisance to neighbors, but excluding ornamental small birds and fish.

(Repairs )

Article 7

1 The Landlord is responsible for repairs necessary for the Tenant to use the Property. The Tenant must pay for repairs willfully or negligently caused by
the Tenant.

2 The Landlord shall inform the Tenant before doing any repairs. The Tenant cannot refuse permission to carry out such repairs without good reason.

(Cancellation of the Contract )

Article 8.

1

If the Tenant fails to pay the following and, in spite of the Landlord’s due notice, does not fulfill Tenant’s obligations within a certain period, the Landlord can cancel the Contract.

I. Rent as specified in Article 4.

II. Expenses as specified in Article 7, Paragraph 1.

2 If the Tenant does not adhere to any of the following rules and the Landlord therefore is unable to continue the Contract, then the Landlord can cancel the
Contract.

I. To use the Property only for a residence as stated in Article 3.

II. Rules specified in Article 6.

III. Other rules for the Tenant to observe as specified in the Contract.

3 Each party shall be entitled to terminate this Agreement and request for the damages without any notice

I. Violation of Article 5.

II. Perform any of the acts listed in Article 6, Paragraph 3.

(Cancellation by the Tenant )

Article 9.

1 The Tenant can cancel the Contract before the contract day start and notice to the Landlord.

2 The Tenant may move out earlier by paying 3 days’ worth of rent after notifying the Landlord of the cancellation of the Contract.

(Vacating)

Article 10.

1 The Tenant shall move out of the Property before the Contract expires. When moving out, the Tenant should restore the Property to its original condition,
excluding wear and tear caused by normal use.

2 The Landlord and the Tenant shall discuss the details of repairs to be carried
out by the Tenant in accordance with special Agreement.

(Entry )

Article 11.

1 The Landlord can enter the Property, with prior consent of the Tenant, when it is necessary for property management such as maintenance of the structure.

2 The Tenant, without good reason, cannot refuse the Landlord’s entry for property management purposes.

3 To prevent the spread of fire or in any other emergencies, the Landlord can enter the Property without prior consent of the Tenant. When entering in the
absence of the Tenant, the Landlord must notify the Tenant later that he has entered.

(Discussion )

Article 12.

1 If there arise any doubts about items not specified in the Contract or about the interpretation of the Contract, the Landlord and the Tenant shall discuss and
solve them in good faith in accordance with the Civil Code and other regulations and customs.
